Organising a home sale can be overwhelming. Get a head start and review some of our Do’s and Don’ts of selling a property. These will give you a better idea of how you can increase the interest in your home and improve the chances of selling your property:



Do


Your homework – Find out the maximum potential value of your property. You don’ want to pay for expensive improvements that won’t increase the property price.

Clean up your act – Remember first impressions count. Both the inside and outside of your house should be maintained to a high standard if you want to make it appealing.

Make space in your home – Minimise your furniture, as buyers will be looking at your property and not your possessions. Make sure that it’s easy for them to visualise living there with their own belongings.

Look for a reputable estate agency – Find out who is a reputable agent through personal recommendations or companies that you can trust. We also suggest reviewing the presence within local media outlets and the number of “sold” boards in the area.

Read the small print – Protect yourself when signing any contract and read the small print, as you may be legally bound for a long period of time. Perhaps longer than you intended.



Don’t


Forget the detail – Restored fire places and period features, such as ceiling roses and cornices can increase the value of your property.

Delay with DIY – Finish of all those small tasks you've been meaning to do. You don’t want potential buyers

Create a strong odour – Food and pet smells can linger, so ensure that your home smells pleasant prior to the viewing.

Limit your market – Agents that only work as ‘sole agents’ will charge commission even if another agency sold your home for you. Make sure you understand the terms of the agency before you choose them.

Stuff your junk in one room – A spare room should be made up into a study or an additional bedroom. A buyer finds it far easier to visualise rooms set up for a specific purpose.

 

Receive an accurate property valuation


The most important tip that we want to encourage is to make sure that the valuation on your home is precise. Anyone can give you a high evaluation figure, but to receive an offer is completely different.

Question whether or not the value is based on professional experience, knowledge of the local area and with the current status of the property market.
